The most difficult aspect of this project centered on timing. This was due to the fact that funding was delayed. As a result the start date was pushed close to the customer’s tourist season. Once the project was approved, California Comfort Systems USA, Inc. (CCS) had 12 weeks to complete the project, while avoiding liquidated damages. In addition, restricted work space inside the guestrooms and hallways limited the size of CCS work crews which, in turn, had to be smaller and more efficient in order to meet the project deadline. CCS was ready to for the challenge. 


The California Comfort Systems Team:

  • Familiarized all team members with the scope and site conditions of the Inn in order to increase customer confidence.
  • Provided an accurate bid for the project.
  • Presented the customer with a Variable Refrigerant Volume (VVR) system that was more effective, energy efficient and would require less maintenance.
  • Used an efficient method of installing the refrigerant piping which brought the job in under budget and ahead of schedule.

A Closer Look

A CCS Service Sales employee initiated a conversation with the Inn by the Sea to replace the existing HVAC system with a more efficient Variable Refrigerant Volume (VRV) system in 2011. After the Inn conducted research for other available options, they sent out the project bid in 2012. With the help of the estimating team, CCS negotiated the final scope and price with the owner. CSS was awarded the project in February 2013.

The project consisted of replacing inefficient chiller, boiler, pumps and cooling tower. Additionally, a VRV system consisting of a Daikin Condensing Unit and Daikin Fan Coil Units was installed. 

CCS’s dedication to providing a solution to the customer resulted in the overall success of the project. The experience and talent of CCS employees along with the attention to detail given to the site conditions and estimating provided the foundation for a project win.

The Inn by the Sea has since referred CCS to future job prospects, one which has already been awarded.
